Man’s best friend enjoys many of the benefits of his master’s home besides food and shelter and a comfortable place to live and play.  In return, dog owners expect companionship and possibly, protection; after all, even a small dog can bark to signal intruders.

Few people doubt that most dog owners love their pets and treat them well.  The costs associated with having a dog can include medical and dental that rivals human expenses, premium food, toys, grooming and license fees.  However, one of the expenses not anticipated by pet owners is a higher homeowner’s insurance premium.

There are almost five million dog bites a year with children being the main victims.

“Dog bites accounted for more than one-third of all homeowner’s insurance liability claim dollars paid out in 2012, which amounted to more than $489 million,” said Peter Robertson, representing the Property Casualty Insurers Association of America, testifying against the bill at a hearing of the Committee on Financial Services.  He said, “The total cost of dog bite claims increased by more than 51 percent between 2003 and 2012.”  It is now estimated that dog bites cause losses of over one billion dollars a year.

Some insurance underwriters have denied or canceled coverage or increased the premium of the owner’s liability insurance based on the homeowners’ specific breed of dog such as Pit Bulls, Dobermans, Akitas, Mastiffs, Malamutes and even German Shepherds.  The aggressive nature of certain types of dogs combined with specific training or lack of training, abuse or neglect are identified by insurer’s refusal to provide liability coverage.

If you are considering what insurers identify as a high-risk pet, you might want to visit with your insurance agent prior to acquiring your new best friend to see if it affects your rates.

1) Realtor can suggest ways to accrue the down payments/ explain alternative finance methods.  2) Can inform buyer what financial information to bring, if applying for a Loan.  3)  Realtors are familiar with current real estate values, taxes, cost for utilities, local services- aware of zoning changes.  4)  Can research the Multiple Listing Service for you- whether you are local or live out-of-state.  5)  A Realtor can show you only the properties you need/ desire (lifestyle, shopping, school locations, etc..).   6)  Often, a Realtor can also offer suggestions, changes that could be made-- to make a home better suited to your specific needs/ likes.  7)  A Realtor know the importance of the decision you are making;  wanting to help, direct, guide and protect you and your finances.

New Generation of Home Buyers/ Sellers

We have a new generation:  "Generation X", they actually make up the Largest chuck of home buyers.  (31%).  Information from the National Association of Realtors report, and then the clients 32 years old and younger, make up the second largest group. 

As of now, "The Search Agency" the number of home buyers 'clicking' on their smartphones, to view real estate information- grew over 10 percent from 2012 to 2013.  Using your tablet, to search properties for sale?  Well, Tablets 'clicks' grew even more, with over 20% increase quarter after quarter. (87% over year). 

Consumers can check their devices to view what their monthly mortgage would be, check on homes for sale, how to make their home ready for sale, which mortgage broker to use/ lending institution. 

Housing Inventory has been low in the past year, but the numbers have slowly increased. Nationwide, listings were up by 4.3%.  That is roughly 1.9 million homes were on the market- June of this year 2013.  That is actually the highest monthly jump in a year, so that is a good sign for buyers. Rising home prices could persuade more sellers to place their property on MLS.
